Subdividing an apartment into several in Barcelona: requirements and returns

When a large apartment in Barcelona can be split into several, which planning and habitability requirements apply, and how to work out whether it pays off.

By Pablo Notario

Many Barcelona buildings have 200 or 300 m² apartments that are hard to let or sell at a good price today. Splitting them into two, three or five smaller homes can multiply the return, but only if three conditions are met: planning allows it, every resulting home is habitable, and the numbers work.

1. Density: the limit that matters most

Subdividing increases the number of homes on the plot. And Barcelona’s planning caps how many homes each plot can have. Before drawing anything you need to know how many exist and how many the applicable rules allow. If there is no margin, subdivision is not possible, however well it fits on plan.

2. Every home must be habitable

Each resulting home needs its own habitability certificate, and to get it, it must comply with Decree 141/2012:

  • Minimum usable floor area and minimum set of rooms.
  • Natural daylight and ventilation in living rooms and bedrooms.
  • Independent access from a common area.

The key is usually the façade: how many metres of façade or light well the original apartment has determines how many homes with natural light can come out of it.

3. Services and owners’ association

Each home needs its own meters and supplies, which means checking the capacity of the incoming connections and the space for risers. Subdivision also changes the horizontal property: you need to review the community rules and obtain the agreements required by the Catalan Civil Code, as well as executing deeds and registering them.

4. Permit

Subdivision with works is processed with a municipal building permit and a technical design. If there is also a change of use, for example from a former coliving or offices to homes, the application must justify that change too.

5. Does it pay off? How to work it out

The question is not whether it can be done, but whether it pays:

  • Current value of the large apartment, for sale or rent.
  • Value of the resulting homes, usually higher per m².
  • Total cost: design, permits, works, new supplies, notary and registry.
  • Time until the homes generate income.

A real case: from coliving to 5 homes

For Fundació Privada Montseny we transformed a disused 577 m² former coliving into 5 rental homes of 94 to 102 m², with 3 or 4 bedrooms each. The property generated no return and will now produce steady income. The engagement covered the change of use, subdivision, design, permit and construction management.

In short

Subdivision works when there is density margin, enough façade to give each home daylight, and a value gap that covers the investment. We check this in a short feasibility phase, before you invest in design.
